How do I log in to my tenant portal?

You can access your tenant portal here: Tenant Portal Login

Your tenant portal is used to:

Pay rent

Submit maintenance requests

View lease documents

Submit notices to vacate

Upload required documents

Communicate with management

How do I report a maintenance request?

All maintenance requests must be submitted in writing through your tenant portal. Please include a detailed description of the issue and clear photos (and videos if applicable). Providing detailed information helps ensure the correct vendor is dispatched and prevents delays.

Emergency maintenance procedures are outlined in your lease and tenant portal.

What is the late fee policy?

Rent is due on the 1st of the month

Rent is considered late if not received by 5:00 PM on the 5th

If received after this time: $50 late fee, plus $10 per day until rent is paid in full

Late fees are enforced per the lease agreement and Florida law.

Do I have to complete a pet application every year?

Yes. PetScreening must be completed annually for all households, even if you already have an approved pet or do not have a pet. PetScreening must be completed before your lease can be renewed.

How do I submit my notice to vacate?

Notice to vacate must be provided at least 30 days prior to the last day of your lease. You may submit notice by entering it directly in your tenant portal, or by emailing [email protected].

Important: You must also provide your forwarding address in writing by the last day of your lease.

What if I want to buy a home instead of renewing my lease?

Lease & Early Termination

What do I do if I need to break my lease early?

Breaking a lease is a contractual decision. Florida PM Pros offers a structured Early Termination Option. The details are listed in your lease, uploaded in your tenant portal. Feel free to call your property manager for more details.

Early Termination Option (With Fee)

A tenant may terminate the lease early by:

Paying an Early Termination Fee equal to two (2) months' base rent

Providing written notice of intent to terminate

Vacating the property and completing all move-out procedures

Returning the property in clean, rent-ready condition with no damages beyond normal wear and tear

If all conditions are met, the tenant may be eligible for return of the full security deposit (subject to Florida law). Note: the landlord is still entitled to rent and other charges through the end of the month in which the property is vacated.

What happens if the Early Termination Fee is NOT paid?

The security deposit will be forfeited and applied toward unpaid rent

Tenant remains responsible for rent until the property is re-rented

Unpaid rent, fees, or damages may be sent to collections

Eviction proceedings may be initiated if necessary

Tenant remains liable for damages beyond normal wear and tear

How does re-renting the property work?

The landlord is not obligated to re-rent the property within a specific timeframe. Once re-rented, the tenant's obligation for future rent ends, excluding outstanding balances.

Security Deposit & Move-Out

How do I get my security deposit back?

To maximize the return of your security deposit, all move-out requirements must be completed before the last day of your lease. Always refer to your lease for full conditions. Failure to comply may result in deductions or additional charges.

What are the move-out fee requirements?

The following are agreed contractual move-out fees, not maximum charges. Additional fees may apply depending on size, condition, or scope of work required. The same item will not be charged twice under multiple sections.

Carpet Cleaning: Professional cleaning with paid receipt required, or $350 base fee (up to 1,500 sq ft). Stain/odor/pet treatments additional.

Pest Control: Professional service with paid receipt required, or $300 fee. Additional treatment for infestations extra.

Landscaping: Grass cut/edged, shrubs trimmed, debris removed, or $300 fee.

Interior Cleaning: Clean, sanitary, move-in ready condition required, or $350 fee (up to 1,500 sq ft).

Personal Property/Trash/Debris Removal: $500 for first truck/trailer load, plus $400 per additional load, plus disposal fees.

A/C Filters: $75 per missing or improperly replaced filter.

Exterior Cleanup: $300 if additional exterior cleaning required (separate from hauling under the section above).

Pet Waste: $300 if not removed from interior/exterior.

Damages: Tenant responsible for all repair costs beyond normal wear and tear.

Forwarding Address: Must be provided in writing through the tenant portal before vacating.

Keys & Remotes: $175 per missing key, remote, fob, or access device, plus any locksmith/rekeying/programming charges.

Prospective Tenants — Before Applying

Are application fees refundable?

No. All application fees and pet application fees are 100% non-refundable.

Can I apply sight unseen?

No. Sight-unseen applications are not accepted. Video walkthroughs may be scheduled if you are out of the area.

How long is a property held after approval?

Approved properties may be held for up to 14 days once all required funds are received.

How do I apply?

All adults 18+ must apply separately.

What are the income and credit requirements?

Income must be at least 3x the monthly rent

Credit score: 590+ standard approval, 550–589 conditional approval, below 549 denial

Rental history, background, and employment verification are reviewed

What is the Pet Policy?

Shared Units/Apartments: 1 small pet under 35 lbs

Single-Family Homes: up to 2 small pets under 35 lbs

No aggressive breeds, no puppies

Must be spayed/neutered and up-to-date on vaccinations

Is PetScreening required even if I don't have a pet?

Yes. PetScreening is required for all households, even with no pets, and must be completed annually.

What are the pet fees?

$30 per pet application fee ($5 ACH discount)

No pets: free / Service animals: free

$300 non-refundable pet fee per pet

$20–$50/month pet rent (based on FIDO Score)

Utilities & Insurance

Are utilities included?

Unless stated otherwise, tenants are responsible for all utilities and must transfer services prior to move-in.

Is renter's insurance required?

Yes. You'll be enrolled in our master policy provided with your Resident Benefit Program, unless you provide your own coverage declaration page before move-in. Minimum $100,000 liability coverage from an A-rated carrier is required, with Florida PM Pros listed as Additional Interest.
